9 helpful real estate tips to learn from Netflix's Stay Here

Do you have a condo unit, a townhouse or a house that's sitting empty and you'd like to rent it out to vacationers? Then you MUST watch Stay Here on Netflix!!!

Stay Here is a show hosted by real estate expert Peter Lorimer and interior designer Genevieve Gorder. Together, they traveled across the United States, picking properties from dilapidated historical homes to a house boat to transform and market as a short-term rental, a.k.a. an Airbnb gem.



My husband and I have watched all the episodes. We like home design shows a lot. Our recent favorite is The World's Most Extraordinary Homes and it's also on Netflix and it's also a must-watch! We like home makeover shows, too. I mean, nothing is better than watching decorating experts transform a terrible piece of property to an astounding house! We learn a lot of design advice and we picked up a few tips and tricks in all the years we watched shows like decorating-budget-is-from-selling-old-stuff Clean House to the insane sky's-the-limit-budget of Million Dollar Decorators.

What makes Stay Here the kind of makeover show that made me take out pen and paper is it's also a business plan for people who want to make money on Airbnb. Airbnb is the most popular and the biggest accommodation-sharing service in the world. Whether you have an extra room or an extra house, you can rent it out to travelers. Airbnb makes this possible for millions of property owners and tourists out for a unique experience. It's also made tons of money. So if you want a piece of that pie, here's where Stay Here comes in.

In every episode of Stay Here, Peter and Genevieve check out a property, assess its income-generating potential, renovate it to a wow-inducing piece, and help the owner market it online. The renovated properties make so much money after, it's crazy! So let me share with you my Top 10 helpful real estate tips I learned from Stay Here:

1. Research the competition. How much are the hotels and rentals in your area? What do they look like? What can you offer that they don't? This information can help you decide on how to decorate your place, how much to charge, and how to market it.

All Malibu beachfront properties have this view but only The Beach House on Malibu Road has this deck to soak it up! 

2. You have to be better than the hotel in the area. Guests know they're staying at a home so they usually won't expect a hotel-like experience. But when you give them 5-star accommodation and service, that will make them leave you a glowing review, refer you to friends, and they will return. Peter always says, "Referrals are the lifeblood of short-term rentals!" So if people like you, they'll recommend you forever, which means free marketing for you.

Why choose a bland hotel room when you can sleep in this blissful blue bedroom in the Palm Springs Time Machine?

3. Target families. Most everyone who chooses Airbnb do so because they're a big group. Hotels infamously limit occupancy to 2 people per room, or 2 adults with 2 kids aged under 12. So people like me who have 3 kids, or families who like traveling with the grandparents, or those who bring along their pets are dismayed at hotel restrictions. So here's where you—dear property owner—come in. Target families! They are willing to pay more especially since hotels don't offer them space and a home-y feel. Look at your amenities with a mother's eye. Make it child-safe and child-friendly. Make them feel it's a true home away from home. Peter said, "Ninety percent of vacations are booked by moms." Moms are who you need to impress!

The loft in the second bedroom of DC Firehouse 4 can accommodate 2 kids while the wall of curtains can hide baby stuff like strollers and car seats.

4. Highlight the uniqueness of your property. Always tell the visitor the history of your rental and your neighborhood. All properties are the same anyway in that they offer the traveler a roof over their head and a pillow under it. Spotlight what makes your property unique. Tell its story because stories add to its appeal. Add these stories and photos in your listing.

5. Make the entry impressive. If your property is a home, make the gate and/or the front door stand out so that guests—especially those arriving in the middle of the night—won't miss it. Genevieve always emphasizes the importance of the entry way. It has to cheer up the weary traveler and make them excited for their stay. Even if your property is a condo, you can still make your guests feel you care for them by making your entry hallway warm and welcoming. Make it bright. Make it intuitive—meaning your guests will immediately know where to drop off their luggage, take off their shoes, etc.   

Expect this cheerful living area to greet you when you book  a stay at the Yellow Block Bed & Breakfast.

6. Stock up on essentials. Do as hotels do and offer coffee, water, snacks, grooming products, towels. Peter suggests putting together a welcome basket of treats you can find in your neighborhood for local travelers. For foreign tourists, fill that basket with native goodies like dried mangoes, piaya, polvoron, and the like. Spend 10% of what you charge for the night on the welcome basket.

The Yellow Block B&B has cereal, the local favorite rainbow bagels, and its own Yellow Block bagel for guests to enjoy.

7. Include a tourist guide. Places to go, transportation tips, shopping malls, unique shops, bars, banks with ATMs, landmarks. Guide them to a great local experience.

8. Don't take pictures of your rental with your phone. The biggest mistake of all! Please use a real camera. Better yet, hire a professional photographer. You've got to have great pictures if you want to sell your property. Take pictures of the neighborhood, too. 

You can't miss DC Firehouse 4—on the stretch of colorful homes, it's the one with a firetruck!

9. Make your rental social media friendly. If it's Instragammable, you get free marketing when your guests take selfies and photos. Genevieve says it's not enough to make your place look nice, it has to have a feature that will make your guests take out their phone and snap a selfie. She calls it "a social media moment." That's a fabulous wall to pose against, a crazy pink bedroom, a historical piece. Peter says, "Create a hashtag!" In the time of Instagram, but of course!

At the Palm Springs Time Machine, a #selfie in this fantastic pink bathroom featuring a crazy sunken bathtub is a must!

How a great vacation can inspire your home décor

My favorite holiday ever will always be in London, UK. First, it's the first country I traveled to all by myself. A solo trip—even though that trip was for work—is always unforgettable. Second, it's the city where Vince and I spent our honeymoon. That's why London will forever be my favorite foreign city, and I like to keep mementos of my time there around my house. For example, these throw pillows that baby Piero is resting on.

This is a guest post, by the way. I think my working mama readers will like this topic because Filipinos are such tourists and we love putting souvenirs of our travels all over our homes. Enjoy this little post!

If you are someone that likes to travel, you may already be intertwining your travels and memories with your home décor. Traveling to different countries can be an excellent source of inspiration. People have varying ideas and cultures that may make their indoor spaces unique and invite. By taking some of those ideas home, you can incorporate your memories and experiences into your living spaces and, ultimate, your lifestyle. Here are some of the things that you can do to let your vacations inspire your décor. 

Souvenirs 
During your vacation, you may buy some items or artifacts to remember your trip. Naturally, you would want to put these items on display. By adding some relevant décor, you can accentuate the personality and atmosphere your souvenirs provide to your living space. If you, for example, bought a little replica of the Statue of Liberty during your time in New York, you can draw some attention to it with a framed photograph of the Manhattan Skyline.

Culture 
There are many different cultural aspects to interior decorating that you can apply to your own home. Feng Shui, for example, originated in China and claims to harmonize you with your living space. You may gather some ideas that you may like that are engraved in a society’s lifestyle and use it as inspiration for your décor. 

Prominent features or export products like oriental themed décor and patterned rugs can transform your room into the place that you came to know and love. 

Plants 
As far as décor is concerned, you can hardly go wrong with some plants. It is also the perfect way to use your vacation as inspiration for your décor. If you spent some time at, say, a tropical beach, you may find a nursery that sells plants that grow in those areas and use them as décor in your living room or even your home office. You can also compliment the plants’ presence with wallpaper that has floral or bamboo themes or even a souvenir that you bought like a lay or a portrait of a fish or a beach landscape.

Patterns 
Many countries have decorative patterns that are unique to their societies and lifestyles. Scandinavian pine tree patterns can, for example, easily be incorporated into your interior space’s features and décor. Simple patterns like squares or V-shaped patterns may seem conventional but can change the atmosphere and personality of a room completely. One of the best ways makes patterns part of your décor is to make use of rugs, wallpaper, or curtains. 

Functional décor 
One of the more practical ways your vacation can inspire your décor is with functional pieces such as serveware, woven baskets, or racks and hooks. Trays, bowls, and plates can be the ideal way to bring your vacation into your décor. Some countries have little teaspoons that many people like to collect. Storage accessories such as wine racks or hat stands can also traditional to a place that you visited during a holiday. 

Color schemes 
Sometimes, interior spaces are dominated with the same color scheme. If you like a particular color scheme or hues, why not use in your room’s decorations? Tropical destinations with ocean views and sandy beaches have typical blue, light brown and sap green elements that you can easily bring into your home with natural elements. 

You may also have to use features that are already available in your interior space like a window with a view over a garden or a big piece of blue sky. By simply adding one or two additional decorative features, it can establish the color scheme that you saw and experienced during your vacation. 

Interior decorating styles 
There are many different interior decorating styles all over the world. Whether it is mid-century modern, industrial, minimalistic, or Scandinavian, chances are that you will find a style that has prominence at the place where you had your vacation. The French are known for their love of shabby chic, and when you do a little research, you may find a lot of attributes to a particular style that looks familiar and inviting. 

Many times, modeling your décor to a specific style will inspire you to incorporate the things you experienced during your vacation into your interior space.

What to pack for a last-minute holiday

It's Chinese New Year tomorrow! For many Fil-Chinese schools and businesses, that means it's a holiday so hello long weekend!

If you’ve decided to spend the weekend on a family getaway, then don't panic, mamas. While a long break sounds like a brilliant way to relax – nothing can beat the excitement of a last minute holiday, right? – it doesn’t mean that you can leave the success of your break to chance. You still need to pack efficiently. In fact, you need to be twice as efficient than you normally are during your holiday preps because a last minute plan doesn’t leave you much time to get ready. So what do you need to pack in your luggage to make it work for you and your family

Transitional clothes for both warm and cold kinds of weather
When you don’t have the time to study the weather, you need to prepare for cold and warm temperatures. Be reassured: it doesn’t mean that you should pour the entire contents of your wardrobe in your travel bag. 

Whether you're going to the beach or going on staycation in a posh hotel, make sure to bring midseason jackets for your family, as they’re ideal to keep you warm during a cool and windy day but they’re not too heavy so that you can still wear them when the sun is out. My husband always packs jackets for my kids (because I always forget, given our tropical climate). Why? Because when we go on long road trips, the car gets cold. When we book at a hotel, the A/C gets really freezing (even when I turn it off!). When we went to sunny Bohol and climbed the Chocolate Hills, guess what—it was windy and drizzly and chilly up there!

Just remember the onion skin layer concept. Pack clothes that you can layer on top of each other if you need to: T-shirt, light jumper, cardigan, etc. 
We left the hotel, it was hot and sunny. Thirty minutes later at Chocolate Hills, we were freezing!

The entertainment factor
It’s a holiday, however short it is. Consequently, it has to be fun! If you’ve still got enough time, make sure to book some tickets for local attractions and shows. Whenever we go to Tagaytay, for example, I really make kulit my husband to go to Tagaytay Sky Ranch and the zoo at Residence Inn. He hates those places haha but the kids love them! 

Additionally, make sure to pack a few toys to keep the kids occupied during the journey. While you don’t need to throw all their toys in a bag, you should have at least three different kinds of games such as a soft toy, a colouring book, and a board game, for example. I allow my boys to bring one toy each. More than the entertainment factor, their toy comforts them in a strange place. 
While boating in Burnham Park is something we won't do again, I'm glad we still got to do it!

Essential tech devices
Back in my day, there was no such thing as gadgets. Now we have a small bag just for it! We bring the iPad. It keeps the kids from running all over the airport or the hotel lobby when we're preoccupied with checking in. We bring a camera. We have chargers and wires and power banks. If we're traveling abroad, we bring a universal plug. 

One thing I really want is a smart suitcase that has an inbuilt GPS system. Have you seen those? This suitcase makes sure you'll never lose your luggage. Suitcases now are so hi-tech actually. They have built-in chargers, built-in child seats, and some bags even follow you around like a puppy. This last one I think is stupid because people will trip over that darned thing, diba??? Just look at it.

Don’t forget a snack!
If your trip is going to last a few hours, you’d better pack some yummy snacks to keep you going. Best to pack your own chips and cookies, too, because those things are so expensive at tourist spots!  You can also make your own healthy snacks in a moment. Popcorn is universally loved and it's low in calories (unless you add tons of salt and butter).  Not a fan of popcorn? Try homemade power bars instead. They’re full of superfoods and don’t require any baking time, so they’re ready in no time. 

But we make sure to buy the local snacks, like ube halaya and strawberry jam from Baguio.

From appropriate clothes to something to eat on the way, it’s important to know what to pack when you’re in a hurry. Don’t let your last-minute holiday be ruined by poor packing and do enjoy the long weekend!

The food at New World Hotel's Jasmine and Café 1228 was love!

Hi mamas! I know you all must be stuffed full this holiday season but I just need to tell you about the food we ate when we stayed at New World Hotel Makati this week. The food was really good at Jasmine and Café 1228, and I'm tempted to go back just to eat!

Lotsa photos so let's just do a photo essay. First, let me tell you about our fantabulous dinner at Jasmine, New World Hotel's authentic Chinese restaurant. We've heard of the delectable dimsum at Jasmine and I know dimsum is everywhere in Manila but, guys, the dimsum here has earned Jasmine a spot in Philippine Tatler's Top 20 Restaurants. And we were not disappointed!

But first, soup! This is the amazing Seafood Hot and Sour Soup. It is indeed spicy and sour and sweet and all the chunks of seafood were tender and perfect. It was really spicy, though. Naubo ako ilang beses haha

"Har Gao" or shrimp dumplings and "Shao Mai" or pork dumplings with crab roe. Also known as hakaw and siomai! These are THE BEST hakaw and siomai I've ever had in my entire life!!! The hakaw was plump and siksik and juicy and the skin was tender and perfect. The siomai is so freshly steamed that the meat was so juicy and tender and flavorful and tender and sooo delicious!

Wagyu Beef Mango Roll. I don't know what that crispy lace is made of but it was crunchy and delicate and a delight. The soft Wagyu beef inside was a great contrast. I want to order this again!

This kid liked it, too!

Barbecued Pork Pastry. This was lovely and flaky and then the pork inside was delicately flavored and tender.

And because we wanted to taste other dishes besides the dimsum, we got the Deep Fried Crispy Chicken which was nice and tasty, and Yeung Chow fried rice, all washed down by Jasmine Tea and iced lemon tea. Yum!

Full tummies means good sleep and we woke refreshed the next morning for more food! Our Yuletide Getaway package included breakfast at Café 1228 so we popped in there and filled our plates.

The breakfast buffet is pretty much what you see at other buffets—cereal, bread, bacon, oatmeal, pancakes, toast, omelettes and other egg preparations, the usual. Then there's Pinoy favorites like taho, garlic rice with adobo, grilled chicken, dilis, etc na ulam with lots of sawsawan—so yum! Not the usual tocino, tapa, longganisa, though. There were lots of other breakfast choices from international cuisines so if you like fruits, salads, congee, baked beans, muffins and pastries, cold cuts and cheeses, or maybe just a fruit shake because some people just drink their brekkie, you can start your day filling up your belly at the breakfast buffet at Cafe 1228.


Aaaaaand there you have it! Our Yuletide Getaway was a lovely and delicious getaway indeed!

See how my family loved our New World Hotel staycation

I just got back, mamas, from a quick getaway at New World Makati! We stayed there for just one night. We needed a break but we didn't have the energy or the time to go somewhere far so we took advantage of New World Hotel's Yuletide Getaway promo and stayed in the city for a truly wonderful time. No kidding—we had so much fun!

There's New World towering behind my little boys. We got the Deluxe Room package. That's a room with two twin beds and it includes breakfast buffet at the Café 1228 for two adults and two kids below 7 years old. You also get a bottle of wine and two movie passes to Ayala cinemas. All that for just P6,700! That's so affordable considering New World is a 5-star hotel!

Here are the kids and you can tell they're really happy about our room! It's a good-sized room. We've stayed at trendy boutique hotels which we found out soon enough is a bad idea for a family of 5. We need space! So we now like staying at big hotels. Traditional, yes, but hotels have centuries of knowing how to take care of people.

Staking their claim on the beds. Soft, fluffy everything! Look at them—they look like angels surrounded by heavenly clouds. Looks like only haha in reality they are little balls of naughty energy!

Exhibit A: Piero. Blurry because he's jumping up and down the extra cot we got even though they know little monkeys shouldn't be jumping on the bed because they might fall down and bump their heads. Since we have three kids, we needed an extra bed. It was just as comfy!

There's a small seating area which made the room feel cozy. We also got a platter of fresh fruits, which the kids snacked on while watching TV.

Oh, and very important info for bloggers, traveling businesspeople, and work-from-everywhere people like me: There's complimentary WiFi and it is fast! Hotel-wide, too, so even when I was booking an Uber at the lobby, posting Instagram photos by the pool, and checking my mail at the restaurant, I could do it using the hotel WiFi. Plus, I like the compact way they put all the universal sockets together by the desk. So convenient, whatever plug you happen to have!

Now let's check out the bathroom!

The bathroom is great! Big, clean. It doesn't have a TV, which is ubiquitous in many hotels these days. I like that there's no TV actually. I never understood that!

I like the separate shower stall. I also like that kid that squeezed himself beside the toilet.

The bathtub is a little low, which made it a bit hard to get out of. The kids, meanwhile, loved it and said it's built for kids so, "Mama and Papa, don't get in the bathtub!"

Here's the view outside our big window:
New World is just across the upscale mall Greenbelt 3, so it's very convenient if you like shopping and eating. That's what we did. We still needed to buy Christmas gifts so we went shop, shop, shopping! 

The pools are big and we love that there's a kiddie pool! Lots of hotels these days are just business hotels so they either have a lap pool, a jacuzzi and/or a deep pool. Some hotels say they have a kiddie pool but it's so small, it's ridiculous. If you're a family with small kids, you'd be happy to know that New World has a real kiddie pool. Big enough so that if other kids are there, your kids have space to wade or swim.

Now, if you're around the area and you want to buy festive pasalubong or gorgeous edible gifts, stop by The Shop at the lobby of New World and choose from yummy delights like fruit mince pies, rich fruit cake, yule logs, stollen bread, lotsa holiday cookies, and gingerbread confections like our Christmas tree! We gobbled that all up!

Oh, what a lovely time we had at New World Hotel! The holidays have been, as always, stressful not because I hate Christmas (it's my favorite time of the year!) but because of the kids' school stuff, the terrible traffic, and the difficulty of getting around whether it's in an Uber or on a bus or jeep. But because it's my favorite time of the year, I always enjoy the hustle and bustle because the streets are gaily decorated, the people are actually in a better mood than usual haha, everyone's giving gifts, and there's so much food!

The delightful Vanilla Cupcake Bakery at Kamiseta Hotel

For our 10th wedding anniversary and the 18th anniversary of when Vince and I fell in love, Kamiseta Hotel Baguio was so sweet to offer us a delicious lunch at their charming boutique hotel. It's such an exquisite hotel! Pictures don't do it any justice (although these ones on Real Living are gorgeous!) It's so much more glitzy and kitschy and glorious and delightful in real life. So if you're ever off to Baguio, do book a stay there. Or just have a meal at Vanilla Cupcake Bakery, like we did. And what a meal it was!


Here we are at the iconic blue doors to the Kamiseta Hotel. It also sports the logo of beribboned K's. You will see this logo everywhere (and I mean they went overboard), but allergic-to-logos me didn't mind at all. I guess because it looks like a ribbon so it wasn't tacky.


Here's the receiving area. As I said, pictures do it no justice. Especially this one haha.

Kamiseta Hotel used to be a heritage home so do expect that it will look and feel like a house. There's no lobby, for example. But I loved that it felt so homey. I thought it was lovely that every detail of the hotel spoke volumes of the love poured into this hotel. It's near Wright Park in Camp John Hay. Down a very quiet street. It's so beautiful, I want to live there. Rooms are small but so sumptuously decorated. I think I'll need to wait for a time the boys can stay in their own room, though. But definitely I want to go back and stay here for a night or two!

Count the logos! It reminded me of how I was when we went to Disneyland and I played a game of "Spot the Hidden Mickey." At Kamiseta Hotel, you'll have fun spotting the logo, too!


On to lunch! Kamiseta Hotel has just one restaurant, which is the Vanilla Cupcake Bakery. It's so pretty! I want to throw a party here. Maybe I will. Dear Lord, please make this possible!


You can tell every piece was carefully picked and designed. The chairs and tables don't match but that makes the decor so eclectic.


We chose a table outside in the back, on the terrace that overlooks a small but lush garden, which then turns into a view of the mountains. We may have gone there at high noon but because of the cool weather, it was so pleasant to just sit there, enjoying the breeze and the view.


But the big reason why we chose to eat al fresco is because we have three little super likot boys who needed to run around while we waited for our delicious lunch!


First order of business for me was coffee. The coffee in Le Monet Hotel where we stayed was so awful. Just awful. So I'm soooo glad the coffee here in Vanilla Cupcake Bakery is good.


For Vince, Thai bagoong rice. Vince says it was very good. Tasted like Thai bagoong rice but appeals to panlasang Pinoy.


For me, porkchops with peppercorn gravy. Very good dish. That gravy makes it special. The fresh vegetables were sooo good, I wish they'd add more! Piero and I shared this dish. Yum!


For Vito: chicken tocino. This was tender and juicy, and tasted really great with the crunchy vegetables with pesto.

Iñigo had spaghetti bolognese and fried chicken. I forgot to take a photo! It was really good spaghetti and the chicken was crispy and tasty, too. Fantastic meal!


On to dessert! We had cupcakes, of course.

Oh, we had such a good time! My boys loved Kamiseta Hotel and Vanilla Cupcake Bakery sooo much!


And here they are, waiting for their Papa to drive up that gravel driveway to pick them up, full of good food and mountain air and ready to go back home to Manila!
