Twilight Photoshoots: Adding a Touch of Magic to Your Real Estate Portfolio

During the pandemic, I amused myself with dreams of moving out of our condo and living in a house far, far away from the crowded city. That means I spent a lot of time on property websites. So when I got a request to share this article on twilight photoshoots to improve the look of your real estate, I just had to do it, in case you guys are in the middle of selling your house and are thinking of ways to make your property look more appealing.

As the sun goes down the horizon, the sky creates a magnificent palette of colors, casting a warm and enchanting glow on the surroundings. This magical time of day, known as twilight, provides the perfect setting for captivating real estate photos that can set your property apart.

This post will explore the benefits of a twilight photoshoot (click this link for gorgeous photos!), the secrets behind capturing stunning images, and how to incorporate them into your real estate portfolio effectively.

The Allure of This Photoshoot

1. It sets your property apart

In the highly competitive world of real estate, standing out from the crowd is essential. Twilight photography has gained popularity among real estate agents as it showcases properties in a unique and memorable light.

2. It harnesses the power of emotion

When people browse through property listings, they look at a home's features and specifications and imagine themselves living there. Twilight photoshoots create an emotional connection with potential buyers by highlighting the beauty and charm of a property in a way that daytime photos simply cannot. The golden dusky hues of the time evoke feelings of comfort, serenity, and romance, transforming a house into a dream home in which buyers can envision themselves.

This definitely makes people want to relax - the perfect emotion you want prospective buyers to feel! Photo by Roberto Nickson on Unsplash

The Secrets to Capturing Breathtaking Images

1. Timing is everything

The key to capturing the perfect twilight image lies in timing. The optimal window for such photography is typically 20 to 40 minutes after sunset when the sky is still illuminated but not too bright. During this brief window, the sky's colors are most vibrant, and the artificial lights from the property create a harmonious balance with the natural light, accentuating the home's features.

2. Preparation and staging

Before the photoshoot, preparing and staging the property to showcase its best features is crucial. This includes turning on all interior and exterior lights and accent lighting. Ensure that the lawn is well-manicured, and consider adding seasonal decorations or outdoor furniture to create an inviting atmosphere.

3. Camera settings and techniques

Using a tripod is essential for such photography, as it allows for longer exposures and sharper images. To achieve the desired depth of field, use a smaller aperture (higher f-stop number), and adjust the ISO settings to minimize the image noise. Bracketing multiple exposures and blending them in post-processing can help retain details in both the highlights and shadows, resulting in a more dynamic final image.

Integrating Twilight Images into Your Real Estate Portfolio

1. Selecting the best images

Once you have captured a range of images, it's essential to select the best ones that showcase the property's unique features and create a strong emotional connection.

2. Enhancing your marketing materials

Twilight images can be a powerful marketing tool when used strategically. Feature them prominently in your property listings, social media posts, and print materials, ensuring they work harmoniously with your other marketing efforts.

3. Tracking the impact

To understand the effectiveness of incorporating twilight images into your real estate portfolio, monitoring key metrics such as website traffic, social media engagement, and inquiries from potential buyers is crucial. Analyzing this data can provide valuable insights into the performance of your marketing efforts, allowing you to refine your strategy and make informed decisions about future investments in this photography.

A twilight photoshoot can transform your real estate portfolio by adding a touch of magic and enchantment that captivates potential buyers. By understanding the benefits, mastering the techniques, and strategically incorporating twilight images into your marketing materials, you can elevate your property listings and stand out in the competitive world of real estate.

Decor ideas for 3 kids sharing a small room

My sons are now 11, 9 and 7. They've always had 3 beds in their bedroom but they still liked cramming themselves into 2 beds, sleeping piled up on each other like puppies. But a few months ago, the eldest boy started complaining about how they don't fit, how his brothers steal his pillows or blanket, etc etc. I said, "You have 3 beds. No need to share beds." So off he finally went to the top bunk and he's been peacefully sleeping since.

I realize that the boys will be teenagers soon. They'll still have to share one bedroom since we live in a 2-bedroom apartment. So I've been Googling ways to redo their bedroom so that each one has a sense of peace and privacy. Check out my favorite finds for three kids sharing a small room:

IBZ Store

This is the boys' favorite because each bed is on its own level. The boys' bed is already an IKEA Kura bed, which sadly isn't available in the IKEA store here. I don't know how we can buy another one! Maybe we'll just have it custom-made.

Ubuy

This is my second favorite idea. It has a more grown-up feel (if you see beyond the plushies).

Amazon

I like this because of the drawers under one bed. Always need storage in a small space!

This is great, too, because it has even more storage - a chest of drawers!

Just Bunk Beds

This has a study area. But it's just for one kid. Maybe I'll put bookshelves there instead.

Matrix Kids

Speaking of bookshelves, how about this one - a space for a reading nook. My kids like to read so a reading nook will be a great addition to their room.

So there! I'll need to save up for a little renovation of their room. My eldest boy is turning 12 this year. Soon, I'll have teenagers! Can you imagine it? Time flies!

Obsessed with Honeyjubu's apron and tea strainer

Quickly popping in to share my new obsession, Honeyjubu's YouTube channel! It's just total domestic bliss, her life. That's never been my dream. I never saw myself as happy at home, making a happy home.

Yet here we are! More than two years in quarantine, it's finally dawned on me that maybe I should make an effort and clean up and buy nice things like a butter plate, a creamer and sugar set, placemats and charger plates, plush rugs, fresh flowers in vases ... basically things that make a house a home.

So I've been obsessively watching Honeyjubu's channel and I was seized by this ridiculous belief that if I wear an apron like she does, I'll be transformed into a total domestic goddess. She has many aprons, some for cooking, some for cleaning, most plain and simple, some have ruffles and prints. It's so quaint and I've fallen in love with it. Aprons!

Check out these aprons in my Lazada cart. Look and choose for me! Or maybe get them all?

Gray, P283
Apricot, P429
Pink, P1,035
Black, P684
Green, P529

And then one of Honeyjubu's videos shows how they drink their breakfast tea. And it's so elegant and beautiful! Just look at that tea strainer!

And of course I found the exact one on Shopee! I am soooo delighted! I literally danced for joy when I saw the listing haha Honeyjubu breakfast tea ceremony, here I come!

Leaf tea strainer, P86

Anyway, I guess I'm cleaning this weekend. My husband will think that's my April Fool's joke haha But I do clean and keep house well enough. It just looks like I don't because the house isn't as spotless and orderly as, well, as Honeyjubu's house. That's not what I aspire for (to thine own self be true!) but I am inspired! Must buy an apron first!

Happy weekend, mamas!

Frances Finds: Concrete modern house in Antipolo

Okay, back to virtual house viewing! May reader kasi na nagsabi sa akin na gusto niya yung mga houses na nahahanap ko sa YouTube so game, share ako again. Anyway, to the new ones on the blog, I used to share house viewings because of quarantine since March 2020, diba, and hindi lang pala ako ang nahilig sa mga home tours. I've been watching house videos a lot because I imagine what life is with a garden or I'm researching for renovation ideas, ganyan. I'm subscribed to Bryce Langston's Living Big in a Tiny House, Jenna's Tiny House, Giant JourneyLevi Kelly's Airbnb weekly tours, and Never Too Small. I watch their videos when I wash the dishes!

But last year, I discovered local real estate videos. I like the Jas & Mr. Hi Guys! husband-and-wife team kahit na hingal na hingal lagi si misis. I watch practically all their videos. And if naghahanap kayo ng bahay sa east (Antipolo, Cainta, Taytay), check niyo videos nila.

Okay, so this is my favorite house so far.

You might be surprised na gusto ko siya kasi Loyal Readers know I love midcentury-modern styles. Yung huge walls of windows, wood floors, space, space, space! And yes I love that but I also love concrete. Yes, concrete! Lately lang, mga a few years ago when my husband and I watched "The World's Most Extraordinary Homes" on Netflix (and I blogged about how you know your life is complete) and saw some really nice houses that were made of simple gray concrete.

And this is one concrete house I found locally that I really like!

Watch, watch:

Love the big windows! Love the little room sa ground floor which will be my husband's office. I like the small but efficient kitchen. I like the big rooms. I have 3 kids but they like sleeping in one room so I think the big room in front will be their bedroom and the smaller room at the back will be their study room. And I love the master bedroom, too! The only thing I don't like is the fact that the bathrooms don't have windows. So if I buy this (I won't hehe), bubutasin ko yung bathroom walls para may sunlight and ventilation.

Anyway, this house is in Mission Hills, Antipolo. Malayo ba yun sa NCR? I heard maganda raw dun, like super. So now I'm interested to go visit that area!

Review: 7 reasons I love the acerpure cool c2 air purifier and air circulator

I finally have one! I finally got an air purifier for our home! My husband and I have always wanted to get one since we became parents almost 12 years ago. We live along EDSA and also have allergies. But when we were shopping for one before at a baby store, the air purifiers we found were priced at 50K. Pricey! So we decided to just buy air conditioners with air filters.

And then January happened. It really made me realize the fact that I needed to be more proactive in cleaning the air in our home. And this time, when we went looking for an air purifier, the models have become smaller, sleeker, more stylish, and more affordable!

This is the air purifier we got: the acerpure cool c2. And I'm going to do a review!

Okay, background first. Acer is a brand we have at home but our Acer products are a notebook and a tablet, which are both used by my sons for school. So we have a relationship with this brand. So when I saw that they started a new consumer line focused on cleaning the air as a response to the COVID-19 pandemic, I didn't doubt the brand. I knew them already. I also liked that the new line is all about a technology that combines "Smart" and "Freshness" so that we can have a "Simple Pure’" lifestyle.

Acerpure is the name of their air treatment line of products. They have 3 now:
1. the acerpure cozy f1, which circulates air
2. the acerpure pro p2, which purifies air
3. the acerpure cool c2, which does both

We had to get the acerpure cool c2, of course!

Here's what I love about our new acerpure cool c2 air purifier and air circulator:

1. It's so beautiful!
The sleek design makes it occupy very little space. It also looks like R2D2 and that's what the kids call it. I call it Wall-E. Its swivelling head reminds me so much of that little robot that did mighty things. And I feel our acerpure cool c2 is cute but mighty, too.

2. It cleans our air.
And this is the mighty thing it does! And why I really wanted it in the first place! This baby has the Ag+ Silver Coated Filter, which is certified to eliminate bacteria like E.coli and even viruses like the H1N1 and COVID-19. After our COVID experience a few weeks ago, this is the most important feature of all!

Its 4-in-1 HEPA filter removes not just fine dust particles and pollen, it also filters out pet hair. We have a rabbit and hamsters that shed their fur regularly, not a good thing for a family with allergies!

3. It deodorizes our air.
That's another thing I love - our home smells fresher. The acerpure cool improves indoor air quality through 10 million negative ions to get rid of harmful gases like formaldehyde. And I have three boys who like to fart a lot. I have pets that stink. I have neighbors who cook and the aromas of their cooking sift into our condo. And since we live beside a major highway, I keep our windows closed so our home sometimes smells stuffy. But with the acerpure cool c2, not anymore!

4. It circulates air.
We love the True Circulation Fan. It goes left and right and up and down. When they said it circulates air, they meant it! Why the need for the up and down movement? Well, hot air rises, cool air descends. A fan that can make those layers circulate is genius.

It's so great for my home because even though we're a condo, our living spaces are generously sized so we needed a fan that can circulate air in a big space. The acerpure cool c2 has up to 12 meters of airflow distance. And it also has a 10-speed circulator and 5-speed purifier in case we need more power.

5. It's so high-tech!
We're loving how the Smart Sensor can detect how dirty our air is! As long as the numbers on the LCD display are green, then we know the air we're breathing is clean. It becomes orange when we're cleaning, cooking, or I opened the window, or I haven't cleaned the pets. What you don't want to see is red! The acerpure cool c2 uses a high-performance DC Motor that's powerful enough to circulate and purify the air but at a low energy cost.

Our acerpure cool c2 also has an app! The acerpure Life can monitor our indoor air quality and send us automatic notifications if it needs to start air-purifying functions. Yes, even when we're not home! But we're always home so we haven't used the app yet.

6. It's silent.
And when I mean silent, you truly can't hear anything. The fan and the motor - no noise at all!

7. It's only Php 14,999!
Okay, that's not cheap but it's certainly not 50K either. If I had 50K, I could buy 3 acerpure cool c2 units! Definitely so much more affordable and family budget-friendly!

You can tell from my acerpure cool c2 review that I love our new gadget. I highly recommend it!

Love the Hare House! Look look!

Meet The Hare House. This is a super popular tiny house that I discovered last year through Levi Kelly's YouTube channel that features beautifully shot tours of tiny houses and Airbnb destinations. So matagal na siyang draft sa blog ko kasi literal na one year ago ko napanood this tour. I just fell in love with it because it's perfect. And also because I love rabbits!

It's literally just a rectangular box. It has a living room, a dining area, a serviceable kitchen, a surprisingly spacious (for its tiny house size) bathroom, a storage room, a bedroom, a pocket walk-in closet (!), and a balcony. All that on such a minuscule area of just 91 sqm!

Check out the pics:

Ganda, diba? Small but mighty. You can see the rest of this super cute house in Levi's tour below. Love it super! Easy to maintain. Maybe one day magpagawa ako ng ganyan when the kids have left.

Do you have a tiny home you like? I have lots! Share ko rin dito sa house tours ko. I know I've been featuring local houses for sale and the huge Mid-Century Homes I dream of, but I spend more time watching tiny homes actually. Share ko mga favorites ko. Share niyo rin sa comments below if you have fave tiny houses, too!

Happy weekend!!!

Is a portable air conditioner the right choice for your home?

Our main air conditioner, the one that cools down the living room, dining room, and kitchen (and sometimes the entire condo!), conked out a few months ago. Around June, I think. Initially, I had thought of immediately buying a new one because it can get so hot in Manila, right? But I figured let's see if the kids (used to aircon almost 24/7) will survive. After all, we're Pinoys so we should get used to the tropical weather. Almost 4 months later, they're fine!

I'm the one who's not fine haha! It's so hot! If you follow me on Instagram, you'd know I'm always in spaghetti-strap dresses or dasters. No more OOTDs for me. The heat has made it impossible! I was hoping that the rainy season would offer respite but, nope, it's really hot. So my husband and I have been doing some online aircon shopping! Also, a guest post about portable air conditioners landed in my inbox and it's so relevant to me now, I might as well share it with you!

* * * * * * *

Having an air-conditioned home in a tropical country like the Philippines is definitely an advantage, particularly during the summer. In fact, you don’t even need to air-condition the whole house. Installing an aircon in just the bedroom(s) will still be able to make a huge difference in your comfort levels.

However, an air conditioner may not be the best choice for everyone. There may be circumstances that can prevent you from installing an aircon in your home, such as a lack of space. In cases like this, a portable air conditioner might be a viable alternative. Below is a quick look at portable aircons that can hopefully help you make a decision.

How a Portable Air Conditioner Works

A portable air conditioner works like any other “traditional” air conditioner: by converting the refrigerant from liquid to gas and then back to liquid by passing the chemical through a set of coils. This process absorbs the heat, which is then released outside through a discharge vent. For window-type aircons, this is found on the back of the unit that hangs out of the wall or window. For split-type aircons, it’s part of the outdoor component.

For portable air conditioners, you’ll have a window kit with an exhaust hose so the hot air has somewhere to go. Thus, in theory, you can move a portable aircon from room to room. However, if you do this, you’ll also have to move the window kit. It’s still easier than a window-type or a split aircon, but it’s not comparable to simply moving an electric fan or an air cooler.

Portable Air Conditioners Are Perfect for Renters

Considering the way a portable air conditioner is set-up, it’s a good choice for renters who aren’t allowed to make modifications to the unit. It’s also a great option if your house doesn’t have enough space that can properly accommodate the exterior side of a window aircon or the outdoor component of a split-type model.

Portable air conditioners are also great for spot cooling and small rooms, such as a home office or a bedroom. Window-type or split aircons may be too big for these spaces, so choosing a portable model might be the best option to achieve the temperature you want.

If you need to cool down a bigger space, you simply need to follow the same principles for aircon sizing: large spaces need higher BTU ratings and vice versa. You should also take note of the EER or energy efficiency rating, so you can pick a model that won’t make your electricity bills skyrocket.

The Benefits of Portable Aircons

Aside from easy transport, portable aircons also let you maximize natural light. If your home has limited windows (e.g., an apartment or condo), blocking it with an aircon unit can be counterproductive. You also have more freedom with regard to placement. As long as the exhaust window kit can be set-up correctly, you can put a portable aircon anywhere in the room.

Finally, a portable air conditioner is so much easier to install. You don’t need to drill holes in the wall or alter your windows. There’s also no need for special tools and equipment. You simply have to take the portable aircon out of the box, set up the window kit for proper exhaust, and plug it in to enjoy the cooler air.

Do note, however, that portable air conditioners are noisier than both window and split-type aircons. This is because many of the parts that are supposed to be located or pointed outdoors are combined into the indoor unit. Still, if you aren’t that bothered by the loudness, portable air conditioners are a great way for cooling down a space.

What About an Air Cooler?

There’s another option for Filipinos who want to beat the heat: an air cooler. Also called an evaporative cooler, an air cooler doesn’t have refrigerants. Instead, it has pads that you can soak with water. When air passes through these pads, the water evaporates and cools the air. The blower then recirculates this cooled-down air around the room.

One big advantage of air coolers over portable aircons is their energy consumption. What’s more, because they only use water (or sometimes ice), air coolers are much more eco-friendly. The downside is that air coolers aren’t designed for humid climates, because it saturates the air with moisture. This can quickly become uncomfortable during the summer. It can also be dangerous if there are electronics in the room, since the added humidity can damage circuit boards.

In the Philippines, the best use of air coolers would be in rooms with open ventilation. This way, the moisture doesn’t get trapped inside and the air won’t feel stuffy or sticky. If you have to close the room, your best choice for cooling would still be an aircon (whether traditional or portable).

Being a tropical country, the Philippines has plenty of sunny days that easily turn from pleasant to unbearable. The good thing is that there are plenty of appliances to choose from to help you cool down. If you’re looking for a compact but powerful option, a portable air conditioner might be just what you need.

Frances Finds: My favorite house in Sun Valley Antipolo!

Hello! House tour again this weekend! Okay, just so you know, I really really like Sun Valley in Antipolo. Tapos yung barangay nila, the name is Barangay Inarawan. I like it. Seems like a sunny place to live in! Maganda yung energy niya!

I have friends who bought a lot there. So excited for them! Ako, kahit gusto ko dun, medyo na-intimidate ako sa layo ng village itself from the main gate. Like parang mga 20 minutes na drive pa. Layo! Paano na my Foodpanda deliveries???

Anyway, I found a new house I like! It's in Sun Valley and it is soooo nice! Look at it surrounded by trees. Haaaay. Yun lang naman and reason why I dream of somewhere else - I want my kids to run around and get sun exposure and mag-amoy-araw. It's kinda weird to have little boys and, because they've been quarantined since March 2020, they smell sooo good. Walang pawis at all. So they don't smell like what little boys should smell like.

Ganda ng video na ginawa ng Property Hunter. May top view! So I fell more in love with this house because of all that green! Sigh. And ang laki ng garage, mga 4 cars yan. Isa lang naman kotse namin so what's the point? Wala lang. Space! My kids can play there. With our dogs! Haha yes. I want a dog! But bawal sa condo namin so eto dreaming as usual.

I like the facade. Love the broken roof line. Love the elevation. Love the huge door and the big windows. Love the warmth of the wood. Is that wood? Anyway, maganda siya.

Here's the ground floor! Eto yung living room and dining area. You know me and my love affair with huge glass windows! Maliwanag. Maaliwalas. Presko. All that light and all that green!!! But my husband and I don't like white floor tiles. Parang opisina ang dating.

Eto yung garden/lanai. This is what's missing in many houses for sale. Walang garden usually. This one meron. I really like that! Plus, see that room to the left? That can be our home office. Since the pandemic has made working from home the norm now, it's good to have a room dedicated to just work. And I like how this room looks out into the garden. Nakakatanggal ng stress.

Okay, that's all the photos I have! I couldn't grab more because yung channel host na si Sandro was practically in every frame.

I just really want to share my virtual visits to homes far far away and dream! Have a good weekend dreaming with meeeee!
